Property Tax Reduction
Property taxes can represent a substantial portion of annual housing costs. By law, a property's assessed value cannot exceed market value. In some cases, a property owner may be paying too much for property and school taxes as a result of an over-assessment. Homewright can:
- Examine the potential for a property tax assessment reduction by reviewing property assessment records for errors or omissions; and, to assure the property owner is receiving all due property tax exemptions and/or abatements.
- Prepare an appraisal report to provide an accurate estimate of the property’s market value, which can be used in preparing a formal petition application to request an adjustment of the current property assessment.
- Attendance on behalf of or with the property owner at various public hearings to present the findings of property research and the appraisal report. If necessary, an attorney can be recommended to represent the property owner at the local Board of Assessment Review (BAR), Small Claims, or Supreme Courts proceedings.
