Homebuyer
  • Can you initially provide a list of four-bedroom, single-family homes below $175,000 in these communities? And after reviewing this list, could you provide more specific information on those we may be interested in?
  • We are interested in purchasing a building lot within an hour’s drive from the city, and can’t spend the time driving to each site; can you provide general listing and property information, as well as mapping that shows topography, wetlands, flood plains, soils, property boundaries, aerial photographs, and zoning for the top six sites we are interested in?
  • Can you project what our property taxes will be after we purchase our home?
  • Is it more economically feasible in the long-term to build an addition to our existing home or should we plan to purchase a new home?
  • What are the demographics and tax base patterns and trends in this community, and what is the educational performance rating of the local public schools?
  • Are there any noxious uses (mining operation, sewage treatment plant, industrial processing facility, dairy farm) existing or permitted near the property I am considering purchasing?
  • Are there any building or housing code violations of record for this building, and does the current use and construction conform to the most recent Certificate of Occupancy?

Homeowner
  • We believe our property is over assessed and that we are not taking full advantage of the various property tax credit and abatements, can you assist?
  • Property values have been appreciating rapidly for the past several years and we believe there is sufficient equity to request that our mortgage lender eliminate our monthly Private Mortgage Insurance (PMI) payment, can you assist?

Investor
  • If we purchase this land can we construct the building and use the land for the purpose we intend? What are the review and permitting requirements?
  • Will you provide a preliminary estimate of development and operation costs and prepare a predevelopment schedule for a vacant building we want to develop as senior housing? Also, can you research various public subsidies that may be available for this type of project, and prepare a market study and project feasibility analysis?
  • What are the rental housing market conditions in this community and what type of rental housing will provide the highest return on investment?
