Provides technical assistance to help plan and manage home improvement or construction projects, including:
- Scope of Work is developed through discussions with the property owner and a thorough examination of the intended work. Project feasibility is examined and project objectives are clarified.
 - Design Feasibility includes the preparation of preliminary plans, project cost estimates, and a project schedule to assess the feasibility of design options as they relate to budget and timeframe.
- Project Plans & Specifications are prepared to obtain contractor bids. (In certain cases, other professionals will be required; such as, an engineer, architect, landscape architect, surveyor, etc.).
- Contractor Bidding includes prescreening of contractors and conducting a competitive bidding process.
- Project Budget may require modification of project plans and specifications based upon actual contractor bid results. Through price negotiations and modification of project scope of work a final project budget will be prepared and will be the basis for securing necessary financing.
 - Project Management phase includes:
- Preparing a project work schedule.
- Preparing contractor agreements (to be reviewed by owner’s attorney, if necessary).
- Arranging materials orders and assuring delivery.
- Assuring all necessary insurance, permits and approvals are secured and maintained.
- Conduct quality control inspections to assure work is complete in accordance with plans and specifications. Prepare and process all change orders and progress payments.
- Coordinate access and project work schedule.
- Compile warranty and product information files.
- Serve as owner’s project representative and correspondent for the duration of the project, including warranty period and post-construction issues.
